  • Montréal Real Estate Update: Market Trend and Finding Opportunities

NOBLE & NEWSWORTHY | As we step into the latter part of 2023, the real estate landscape in the Montreal Census Metropolitan Area (CMA) is experiencing a noticeable shift. The Quebec Professional Association of Real Estate Brokers (QPAREB) has recently unveiled market statistics for October 2023, revealing a 2% decrease in residential sales compared to the same period last year. This dip is the second-lowest recorded in transactional activity for this time of the year since 2000. Let's delve into the key insights and trends that are shaping the current real estate market and what it means for both buyers and sellers. Factors Influencing the Slowdown: Charles Brant, QPAREB Market Analysis Director, sheds light on the various negative factors contributing to the market slowdown. The rapid economic deceleration, coupled with challenges in accumulating and maintaining sufficient savings, has instilled caution among potential buyers. The rise in borrowing costs, with fixed interest rates exceeding 6% for the shortest-term mortgages since September, further limits buyers' ability to qualify with conventional lenders. For sellers, strategic pricing and effective marketing will be crucial, while buyers may find more choices and potentially more negotiating power. Market Highlights: Regional Disparities: Transactional activity in the Montreal CMA is not uniform across regions. While the Island of Montreal and South Shore experienced increases of 7% and 8%, the North Shore of Montreal, Laval, Vaudreuil-Soulanges, and Saint-Jean-sur-Richelieu saw declines of 12%, 17%, 19%, and 30%, respectively. This divergence suggests a nuanced market that demands a region-specific approach. Property Category Dynamics: The sales performance varied among different property categories. Single-family homes saw a 6% decrease in sales, condominium sales remained stable, and small income properties recorded a notable 10% increase. This divergence underscores the importance of understanding the unique dynamics of each property type in the current market. Increasing Inventory: Active listings surged by 12% from the previous year, reaching 17,518 in the Montreal CMA. This influx of properties to the market, not witnessed since the summer of 2019, provides more options for buyers and indicates a potential shift towards a more balanced market. Extended Selling Time: The average selling time for various property categories increased compared to the same period last year. Small income properties took 60 days to sell, seven days longer than the previous year. Condominiums and single-family homes followed at 53 and 43 days, respectively. This elongation suggests a more contemplative buyer base and underscores the need for strategic pricing and marketing. Price Trends: Despite the slowdown, median prices across property categories continued to show growth compared to October 2022. Single-family homes, plexes, and condominiums saw median price increases of 7%, 5%, and 3%, respectively. On a consecutive monthly basis, median prices remained stable, with slight variations observed. Montréal Real Estate Update: Market Trend and Finding Opportunities: In navigating the current real estate landscape in Montreal, both buyers and sellers must be attuned to the nuanced trends revealed in the October 2023 market report. The increasing inventory, elongated selling times, and regional disparities present both challenges and opportunities. For sellers, strategic pricing and effective marketing will be crucial, while buyers may find more choices and potentially more negotiating power. It's not merely a slowdown; It's a call for agility, informed decision-making, and a nuanced approach to meet the evolving demands of the Montreal real estate market. As a seasoned Montréal and West Island Real Estate Broker, understanding these market dynamics and being proactive in adapting strategies will be paramount. It's not merely a slowdown; it's a call for agility, informed decision-making, and a nuanced approach to meet the evolving demands of the Montreal real estate market. Staying attentive to Montréal Real Estate Updates and Market Trend will lead to Finding Opportunities! • Colour... The Seduction

Colour, one of the many gifts of nature. It seduces the senses surrounding us with myriad visual delights. Can you even begin to imagine a world without it? A stunning scattering of fruits; pomegranates, oranges, mangos, grapefruit, kiwi and lemons are nothing less than a delight to behold... a colour palette of nature's bounty, a feast for the eyes. Beautiful cannot begin to describe this visual wonderment, that often we take for granted. The majestic peacock carries his perfection in a mere single plume bringing awe-inspiring joy as it gleams in the sunlight, radiating its luminescent hues of blues, turquoises, greens and browns. The perfection in its dramatic hues are indeed inspiring. In fact, colour's impact within any interior space is literally intoxicating and yet few realize its power. Colour requires commitment, needing to be used both purposefully and carefully to enhance an already perfect design. Only then can it achieve its most dramatic effect within a space. I recall when I was in design school, we were not allowed for an entire year to design anything using colour! Not one thing. Every drawing, every concept, every design had to be done using black, white and greyscale. At the time, as students we found this frustrating and challenged our professors, pleading our cases, only to be told a flat-out "no". Their reasoning was very important and I'm often reminded of it to this day... Colour is so very powerful, that it can actually "mask" poor design. It was stressed that we needed to learn to design in an entirely transparent fashion, where all our design "flaws" could be revealed, critiqued and learned from. Colour would "upstage" our designs, and get in the way... simply put, colour hides poor design; maybe even making it appear "acceptable". Colour is appreciated with our eyes, but it also has a direct impact on our mood, evoking nuance, imagery, memories and even visceral reaction (Ever feel a colour "vibrate"? ). For such a simple design element, colour makes an impressive statement which needs to be respected. So, when choosing your colours for any space or room, it is important to realize that colour is not your first design decision. The space, the concept, the function, the layout... the entire design comes first. Remember, colour is best used to enhance, punctuate and complete and already amazing design. Colour, when curated responsibly and informedly can creates an irresistible seduction of the senses, in an extraordinary way. And, as a designer, few things thrill me more than using it impressively... let's merely agree to design your space to absolute perfection, first! #InteriorDesign #ColorPalette #EDesign #ColourPalette #Nature #Fruit #Peacock #Feather #Greyscale #Impact #Seduction #Nuance #Seduce #Inspire #Visual #Plume #Mood #Design #Element #nobleandhome

  • An Inspired Design

Inspiration in interior design; a bird, a piece of jewelry, an emotion, a place or even a work of art, can come from anywhere! This lovely buddha, a muse if you will, is a wonderful example of a stunning piece of art around which an entire room concept can be designed. It holds an abundance of design elements from which we can draw. Certainly it holds an Eastern reference, but to create a room merely embracing that one element, is rather pedestrian, if not predictable. There is far more inspiration to be drawn from this exotic and elegant piece. Look at the hues... the neutral greys, browns and warm accents of gold, tangerine and emerald. We can embrace the wonderful crackled textures of the skin and the beadwork on the crown. These types of elements might be nuanced within our space. The soft scrollwork of the dress and the soft flowing silhouette of her lines evoke peace and tranquility. These lines will be reflected in our choices of furnishings and various other design elements within our space. Her pose is relaxed and contemplative; her mood serene... more references from which we can draw even more inspiration. Do you hear the background music or the tone of her voice? Imagine it for a moment. The gold and jewels sparingly accenting her attire, allow for our considerate use of reflective surfaces as accents within our space... punctuation within our exotic dream. Creative concept is the first consideration when designing any space and it is such an exciting place to start! It is where we as designers dare to dream. Think about your dreams when considering your next room makeover. Ask yourself, what your creative conceptual element will be. Is it something tangible or emotive... a reverie or even a place in time. Inspiration is limitless. Dare to dream within your interiors... the end result is certain to provide delight! #Concept #Room #InteriorDesign #EDesign #EDesign #Buddha #ColourPalette #ColorPalette #Decor #Statue #Art #Inspiration #Gold #Scrollwork #Peace #Tranquility #Furnishings #Aesthetic #nobleandhome

  • Quebec City – Colour, Cuisine, Art and Inspiration...

Quebec City is a city of inspiration. The architecture, the colours, the history, the food...the people. It is simply a city which feeds the soul. One of the most fascinating elements of this historic city is its use of colour. The combinations of hues feel spontaneous and light. The combinations never take themselves too seriously...and the effect is simply enchanting. In a world of "safe" white crown moulding, Quebec City by contrast, revels in colour, texture and richly-saturated hues by painting their trims boldly and unabashedly. A city of artists and artisans; Quebec City inspires all who visit it. It is a city of design... a city of gastronomic delights, bountiful gardens and stunning architectural history. The food is as exquisitely designed as its architecture. Even the simplest of casual lunches are presented as elegant, artful moments to be appreciated. Outdoor Café au Rue du Tresor, QC The gastronomique paradise which is Le Restaurant Le Continental is not to be missed if you are fortunate enough to get a reservation. Restaurant Le Continental, QC Food becomes theatre, giving a stunning performance of precision, decadence and cuisine at it's five-star best. A feast for all the senses, from preparation to presentation to palate. Restaurant Le Continental, QC The coolest, by far, Indian Restaurant was found in a sunken hidden space on Cartier Ave, QC, Epices de l'Inde. From whimsical brilliant colour and decor to some of the finest Indian food I've tasted, this fun little restaurant was a sheer delight~! The persimmons, oranges, reds and lime greens were as much a part of the wonderful experience as was the delightful staff and sumptuous curries~ Mmmmm. Epices de l'Indie Even spontaneous, artistic moments are to be found upon a morning's walk in QC... A strategically-placed plume crowns a rustic basket of a well-loved bicycle. My mind wanders as to the story of how and when it was placed there. It remained untouched for days. Each time I visit, my senses come alive with all these things. Yet what inspires me most is the city's breathtaking uses of colour which tug at my heart, transforming into my muse for that next "je ne sais quoi", that I design. Quebec City, my new palette of colours... My current inspiration. #QuebecCity #Colour #Architecture #French #Quebec #PaintColours #ArchitecturalDetail #TrimColour #Cuisine #IndianFood #nobleandhome
