Remember to factor in additional expenses like closing costs, maintenance fees, and of course, the ever-perilous unexpected!
Research neighbourhoods: Once you have a budget in mind, it's time to start looking at neighbourhoods. Location. Location. Location... it's everything! Consider location carefully, as well as safety, schools, and nearby amenities. I absolutely recommend driving around the neighbourhoods you're interested in, to get a feeling of what life would be like living there.
Be open-minded: It's easy to get caught up in a dream home vision, but it's important to keep an open mind. Be willing and open to compromise on certain features or consider homes that might need a little tender loving care. Some of my clients have found absolutely wonderful hidden gems by being open to different possibilities!
Ask questions: As you look at homes, don't be afraid to ask your realtor myriad questions. We will always wish to learn as much as possible about the age and condition of major systems such as HVAC and plumbing, as well as any recent renovations or repairs. It is also important to consider things you may not initially think about; such as crime rates or flood zones. So many considerations... so take your time. The details are important.
